TINY HOME PAYMENT PROCESS: What to Expect
Payment Schedule
Initial Deposit
A 50% deposit is required at the time of contract signing. This payment is made via ACH transfer and secures your spot on our production schedule. It also allows us to begin ordering key materials, including the trailer, framing system, windows, siding, and roofing.
Progress Payments
Four progress payments of 10% each will be invoiced after the successful completion of key build milestones, verified through the NOAH inspection process:
Trailer VIN Verification and Inspection
Framing Inspection
Rough Mechanicals Inspection
Dry-In and Insulation Inspection
Final Payment
The remaining balance will be due upon completion of your tiny home and after all inspections are finalized. Once payment is received, we will schedule your delivery and provide all final documentation.
Build Timeline Overview
Week 1 – Material Procurement Begins
Custom 24' x 8' trailer with dual 7,000 lb. axles, drop-leg jack, and leveling jacks is ordered
Volstrukt steel framing kit is ordered
Window package ordered from Rosati Windows
Siding and roofing materials selected and ordered
Weeks 2–6 – Design + Final Selections
Tiny home layout finalized and renderings created for kitchen and bath
Customer approves all fixtures, appliances, and finish selections
Remaining materials are ordered and staged
Week 7 – Major Component Delivery
Trailer, framing kit, windows, and siding materials are projected to arrive
(Estimated timelines may vary depending on supplier availability. Substitutions of equal quality may be used to prevent project delays.)
Weeks 8–18 – Construction + Inspections
Full build process begins
NOAH+ inspections are completed in 5 stages
Progress payments issued at each inspection milestone
Customer receives regular photo/video updates throughout the build
Week 19 – Final Inspection + Delivery Scheduling
Final inspection by the State of Ohio Department of Transportation
Delivery arranged through One Call Logistics
Final payment due prior to release of home for transport
Additional Notes
Delivery Management: Delivery is coordinated by Rulaco Tiny Homes and completed by One Call Logistics. The customer is responsible for paying transportation fees directly to One Call Logistics, as they hold the required commercial transport insurance.
Insurance: All tiny homes are covered by Builder’s Risk Insurance while in our care.
Communication: Clients receive bi-weekly accounting statements and progress updates. We document key build phases through video, and all NOAH inspection reports are archived for your records.
